Bad Bitch Basics™: Five Contract Habits That Protect Better Decisions

Confidence in real estate is not pretending to know everything. It is knowing what to read, what to ask, what to track, and when to slow down.

Read the term, then ask what it changes

Price gets attention, but credits, deposits, contingencies, included items, deadlines, closing, possession, and addenda can change the practical result. For every important term, ask what it requires, what it protects, what it costs, and what happens if it is not completed.

Track dates by event and evidence

A date on a timeline is not complete because it passed. Know what action is due, who owns it, and what written evidence confirms completion. Requested, signed, delivered, acknowledged, approved, funded, recorded, and closed are different states.

Do not turn a question into an assumption

If the property, financing, title, disclosure, repair, or settlement figure is unclear, identify the source that can answer it. A confident decision can include uncertainty. It should not rely on an invented fact simply because everyone wants to keep moving.

Understand before removing protection

Contingencies and other contractual rights may affect a party’s options. Before shortening, removing, waiving, or changing a protection, understand what work is complete, what remains unknown, and what consequence may follow. Faster is not automatically stronger.

Keep the decision in writing

Important instructions, agreements, extensions, disclosures, and changes should be documented through the appropriate channel and form. A text or phone call may begin a conversation, but it may not complete a contractual change. Clear written records protect the plan and reduce avoidable misunderstanding.
